The Milk House

Transforming an Old Farm Outbuilding into a Welcoming Guesthouse.

A New Chapter for the Milk House | Ludington, MI

On this family’s farm, a small outbuilding known as the “milk house” had served its purpose for years. When the aging structure reached the end of its useful life, the family saw an opportunity to give the space a new purpose by building a one-bedroom, one-bath guesthouse for visiting guests and short-term stays.

Rather than simply updating the existing building, this project called for a fresh start. Our team handled the removal of the original structure and foundation before beginning construction on an entirely new home designed to fit the property and make the most of its smaller footprint.

Building from the Ground Up

Our team began by removing the existing structure and foundation before preparing the site for the new build. From excavation and foundation work to framing and roofing, we constructed the home from the ground up, following the architectural plans to bring the new layout to life.

With the structure in place, we completed the plumbing, electrical, insulation, and HVAC work before moving into the interior and exterior finishes.

Making the Most of the Space

With a smaller footprint to work with, the layout was an important part of this project. The great room brings the kitchen and living space together, creating an open central area that feels welcoming without sacrificing functionality.

A large picture window on the north wall brings natural light into the great room and provides views of the surrounding farm. The kitchen, bedroom, bathroom, and storage areas were arranged to make practical use of the available space, giving guests the essentials of a home without making the interior feel crowded.

Finishing Touches Inside and Out

Charcoal gray siding, white trim, and a standing seam metal roof give the exterior a clean, classic appearance that fits the farm. A covered front entry adds a welcoming touch, while the ductless mini-split system helps keep the home comfortable throughout the year.

A New Purpose for the Milk House

What was once an aging farm outbuilding is now a bright, functional guesthouse built for years of use. From the initial demolition to the final finishes, this project transformed an old structure into a comfortable new space that gives the family another way to enjoy and share their property.
