A Fresh Start in

Downtown Ludington

After uncovering major foundation issues, this project shifted from an addition to a full rebuild.

The original vision for this project was to add a front addition and second story to the existing home. As planning progressed, major foundation issues changed the direction of the project. Rather than build onto a foundation that needed significant attention, the homeowner decided to move forward with a more extensive rebuild.

Our team removed much of the existing structure, including the entire roof and second-story framing, to make way for the new design. With the foundation rebuilt and the home's structure reworked, we could move forward with a layout that better suited the homeowner's vision.

When the Plans Change | Ludington, MI

A New Look Inside and Out

The home's updated two-story design brought a fresh start to the project. New windows and doors, a standing-seam metal roof, and blue siding give the exterior a distinctive look that fits right into downtown Ludington. Lighter blue exterior doors add another layer of color, while the new front porch and TimberTech composite decking create welcoming outdoor spaces.

The work extended beyond the exterior, too. Updated insulation, electrical, plumbing, and heating and cooling systems help support the home's new layout and bring important parts of the house up to date.

The Details That Bring It Together

From the rebuilt foundation to the finished exterior, each part of the project played a role in transforming the home. The new porch and decking add usable outdoor space, while updated soffit, fascia, and gutters complete the exterior.

What started as a more straightforward expansion became an opportunity to address larger structural concerns and rethink the home as a whole. By adapting the plans to meet the needs of the existing structure, we were able to move forward with a solution that made sense for the home and its future.

A Fresh Start for Years to Come

Now complete, this downtown Ludington home has a renewed foundation, an updated two-story design, and a fresh exterior that gives it a whole new presence. It's a great example of how a project can take an unexpected turn and still lead to a result that better serves the homeowner's long-term needs.
