What started as a front addition and second-story plan shifted after we discovered the existing foundation was compromised. The homeowner made the decision to move forward with a full tear-down and rebuild to ensure a safer, stronger long-term home.

After finalizing plans, securing permits, and working through site challenges, the existing structure was removed to make way for a fresh start!

A Fresh Start in Downtown Ludington

Before construction began, we finalized plans, secured permits, and carefully addressed the unique challenges of the site. The compromised foundation needed to be fully rebuilt, and the lot size required maximizing every square foot without sacrificing flow or function.

Once ready, the old home was taken down, creating a blank canvas for the new design. Every step of prep work focused on ensuring the new home would be structurally sound and built to last.

The home is now fully framed and has sheathing in place, and the transformation is really starting to show. What was once a teardown site is now clearly becoming a full home again, with the layout and scale fully visible. 🤩

Next step is weathering it in and installing windows, this is the point where it starts to move out of the “cardboard box phase” and into something that feels much more like a home!
