On this family’s farm, there was a small outbuilding known as the “milk house.” Like many old farm structures, it had served its purpose for years, but it had reached the end of its useful life. The family saw an opportunity to give the space a new purpose by replacing the building with something that could be enjoyed for years to come, a cozy guesthouse designed for short-term stays, such as Airbnb rentals.

With the old structure removed, the site became the perfect place to build a one-bedroom, one-bath home that would feel comfortable, welcoming, and well-suited to the surrounding farm property.

The Milk House

Planning a Small Home That Feels Open

Ludington, MI

Even though the footprint of the home is modest, t the space still feels open and functional. The great room serves as the heart of the home, with a large picture window on the north wall that fills the space with natural light and gives guests a view of the surrounding property.

The kitchen was designed to be simple but inviting, featuring Carrara Roma quartz countertops, a white farmhouse sink, and a matching 4” backsplash. Throughout the home, Coretec Pro LVP flooring in Edinburgh Oak provides warmth, durability, and easy maintenance, an ideal choice for a guest space that will see regular use. Mini-split units provide efficient heating and cooling, keeping the home comfortable year-round.

One of the goals for this project was to make sure the new home felt like it belonged on the farm. The exterior features CertainTeed Mainstreet D4 vinyl siding in charcoal gray, paired with clean white trim around the windows and doors for a classic look. Hawthorne by Alliance vinyl double-hung windows bring natural light into the home while providing energy efficiency and durability.

The exterior details help tie everything together, including white aluminum soffit and fascia and PVC post wraps with base and crown trim on the front porch posts. These touches give the home a finished look while keeping materials low-maintenance and long-lasting.

Built to Fit the Property

The Finished Home

Now complete, the guesthouse offers a bright and welcoming place for visitors to stay. The open great room, comfortable bedroom, and thoughtfully designed kitchen create a space that feels both practical and relaxing. Even though the home is compact, the layout and natural light help it feel open and inviting.

A New Purpose for the Property

What was once a small utility building on the farm has now become a modern guest retreat. By starting fresh and designing the home with comfort, durability, and simplicity in mind, the family now has a space where visitors can experience the quiet charm of the property while enjoying a comfortable stay.
